So you want to make money investing in real estate. To believe the hype being sold, by all those sold called "real estate gurus", any idiot can make millions in real estate. Well, I suppose that could be true, but lets face it, they're actually making their money on selling you their system.
Don't get me wrong, there is definitely money to be made investing in commercial real estate, as long as you have all the facts. This is especially important in a competitive market such as we have here in the Northern VA, WashingtonD.C. real estate. Investment real estate really is a numbers game so it stands to reason that you had better know your numbers. You need to have a clear picture of ALL the facts (market value, repair costs, income and expenses), before you can tell you if the property is in fact a good deal.
It never ceases to amaze us just how many people jump into an investment real estate purchase without really analyzing the facts or knowing ALL the numbers. Just because the price "sounds good" doesn't make it a deal. The price is just 1 of those numbers that gets factored in to create the "Total Picture". When investing in commercial real estate looking at that "Total Picture"is the difference between making money on your investment real estate or loosing it.
Even more surprising is how many times we're called in to appraise or consult on an acquisition, where we ask for what should be basic information (rent rolls, utilities payments, taxes, repairs, etc.) only to be given incomplete data, or worse yet be told they don't have any idea. What a shock your loosing or are going to loose money on this real estate investment. You can't expect to just pay a low price then just sit back and ride the gravy train. It just doesn't happen that way. Values rose so high so quickly here in Northern VA and Washington D.C. real estate the last few years that people have had a tendency to forget that, but the current conditions go to show just what can happen.
